1. What does your role consist at Emery Johnson Astills? 

I am a Senior Solicitor advising in the private client department, dealing with all aspects of Residential and Commercial Conveyancing matters including the sale and purchase of small businesses. 

2. So what exactly is Commercial Conveyancing? 

Commercial Conveyancing is any transaction involving commercial property. There are many aspects to Commercial Conveyancing. Some of the most common transactions include the Granting of Leases and Taking on Leases, Lease Assignments, Lease Renewals, Lease Variations and of course the Sale and Purchase of Commercial Property. Purchasing or selling a commercial property or taking on a new lease can seem a daunting task, but we can help to make it easier. 

3. How can you help someone who is looking to invest in a Commercial Property or expand their existing Commercial Property Portfolio? 

If you’re buying commercial property, we can provide the advice and support you require to ensure your transaction is as smooth as possible. We act for businesses of all sizes, from the sole trader looking to buy premises for a start up business to large companies or partnerships looking to expand by purchasing new bespoke premises. We can provide expert advice to commercial property investors looking to purchase property in order to generate a rental income. 

We know that every client is different and your property needs will vary. Whether you seek your first commercial property or to expand your existing portfolio, we will work closely with you to understand your needs and best insure your interests and investment is protected. 

We can provide comprehensive advice in all aspects of commercial property law, from those transactions where the land is purchased immediately to those where an option agreement or conditional contract is entered into with a view to the transaction proceeding at a later date. 

We will work with clients and their funders to help put in place the necessary security documentation in order to allow the purchaser to finance the transaction. 

We will prepare the Stamp Duty Land Tax return on your behalf, which will need to be submitted electronically to the Inland Revenue following completion of a purchase. 

4. What are the most common questions and concerns you get about conveyancing in general? 

The primary concerns for people are how much it will cost them and how long it will take. We are always really transparent about this. We use our experience to provide an accurate costs estimate and to estimate the time a transaction will take. Every transaction is different, there may be factors which influence the time scale so we ensure that our clients are updated at every stage. 

5. How do you unwind after a hectic day at work? 

Swimming is my perfect way to unwind after a hectic day at work. It is a relaxing experience but no so much when I take my two small children on the weekends. 

6. What is your favourite Leicestershire restaurant? 

It is difficult to choose one but I would say The Old Bulls Head in Woodhouse Eaves and The Lighthouse in Kibworth both come in at joint first place. The atmosphere is great and the food is delicious. 

7. What is your favourite place in Leicestershire? 

My favourite place in Leicestershire is Stonehurst Farm and Family Park. My children love to meet and feed the friendly animals, swing in the straw barn, enjoy the tractor and pony rides, and hold the baby animals. There is a delightful tea shop, farm shop and a fantastic motor museum! 

8. What is your favourite quote? 

‘Kind words are short and easy to speak, but their echoes are truly endless’. I truly believe that you have the ability to change someone’s day or life in how you speak to them.
